Yes. We offer self-guided tours 7 days a week.

What is needed to complete an online application?
An application fee and holding deposit of $250 are required as part of the application process.
Applications, Qualifications & Fees
What are the requirements to apply for an apartment?
Applicants must complete an application and meet the community’s qualification requirements, including applicable income and screening criteria.
What are the income requirements?
Income requirements are 2 times the monthly rent for 80% units and 1.5 times the monthly rent for 50% units. Income limits also apply and vary based on household size and the number of occupants.
What documents are needed to apply?
Applicants must provide either two months of pay stubs or three months of paystubs if you get paid monthly.
Are there application fees or deposits required?
Yes, application fees and a security deposit are required.
What is the application fee?
The application fee is $66.92.
What is the required deposit?
Security deposits start at $500 and may vary based on the applicant’s qualifications and home.
Pets
What is your pet policy?
Residents may have up to 2 pets per home.
Are there breed restrictions for pets?
Yes. Restricted breeds include Rottweiler, Pit Bull, American Terrier, Akita Inu, Staffordshire Terrier, Bull Terrier, Alaskan Malamute, Doberman Pinscher, Chow Chow, German Shepherd, Presa Canario, Siberian Husky, and Husky.
What pet fees are required?
A $500 pet deposit is required per pet, along with $65 per month in pet rent per pet.
How much is pet rent each month?
Monthly pet rent is $65 per pet.
Parking
What parking options are available?
Carport parking is $25 per month, and open parking is $10 per month.
Is guest parking available?
No, guest parking is not available.
Lease Terms & Renewals
What lease terms are available?
We offer lease terms ranging from 3 to 12 months.
How do lease renewals work?
Renewal offers are sent to residents before the end of their current lease term. Residents can let us know if they would like to accept one of the renewal offers provided. If a resident chooses to renew, they will need to provide their 3 most recent pay stubs and complete an income certification form. Once these items are received, we will prepare the renewal lease for the resident to review and sign.
Can I renew my lease for a different lease term?
Residents may request a renewal negotiation for a different lease term. Requests are subject to approval.
Utilities, Internet & Packages
What utilities are included with my apartment?
No utilities are included in the base rent.
Is internet included?
Xfinity Community Internet is available to residents and is billed directly through the resident portal.
How are packages delivered?
Packages are delivered directly to the resident’s door.
How do package lockers work?
Package lockers are not available at this community.
How do I submit a maintenance request?
Maintenance requests can be submitted through the resident portal.
How long does maintenance take to complete requests?
Please allow our maintenance team up to 48 hours to complete your service request.

Community amenities include a swimming pool, fitness center, and laundry rooms.

The community is conveniently located near Downtown Pinole and Hercules.
What schools are nearby?
Nearby schools include Collins Elementary School, Pinole Middle School, and Pinole Valley High School.
What commuting options are available nearby?
Public transportation options include a bus stop on San Pablo Avenue. Richmond BART is approximately six miles away.
